  • The Realtor who does those things -- in a Systematic way —gets the sale.
  1. They don't know you well enough to develop personal loyalty to you. The average consumer calls about 12 Realtors over about 13 months. The average Realtors just shows what the buyer says he or she wants to buy. Buyers- especially first time buyers —often buy something entirely different from what they thought they wanted when they started. The Realtor who is there at the end- after the buyer has been educated – gets the sale. Isn’t that better than being a tour-guide for FREE?
  2. They are afraid of the process! What if they choose a home, make mortgage application - tell all their friends and family that they have found the PERFECT HOUSE - and they can’t get a mortgage? Oh! The embarrassment! The shame! The humiliation!
So...IF they never choose a house,
IF they never make application,
they never have to deal with that particular reality, do they?

Truly 1 out of every 2 couples actually BUYS A HOUSE AND GETS A MORTGAGE! Is this a great system or what? Yeah, sure we’ve done classes when we only closed 25% but… we had one class where 70% bought and closed! but when we averaged it out over the past 2 years, it's just about 1 out of 2! Time after Time.

I don’t claim to be a math whiz, but I know that 50% is a whole lot more than 5% and getting ten commission checks is WAY better than getting one commission check!”

John continued: “And you know the really sweet part is for me? Because the prospects have been so thoroughly educated in class about

  • What their dollars will buy
  • What is available where
  • and because they have had a crash course in reality and they thoroughly understand the process before they get into my car . . .
  • those buyers often only look at 4 or 5 houses before they buy! I am no longer a "tour guide."

John’s story stirred an old memory . . .

You're probably wondering how I got consumers to pay for a class that the average Realtor and average Loan Officer often give away for free. It was a fluke! Pure luck! One morning I was reading a newspaper article that said “local colleges receive state funds for every student who attends any class at their college.” It was
a fluke!

ANY class? I called for the college brochure and found that they were teaching all kinds of courses at the local college that had nothing to do with "reading, writing, & ‘rithmatic!" They had classes on writing a resume, investing your money, building your self-esteem and yes, they even had classes in basket weaving! ...BUT they had no classes about buying and financing a home! Not a one!

So I called the local college again, found my way to the Dean of Adult Education, and told him what I had in mind. "I'm Linda Brakeall, a local Realtor, and there seems to be a lot of confusion among first time homebuyers! They want a lot more education than the traditional home buying process has time to give. First time home buyers seem to be scared of the whole process. And I understand that because I was really scared when I bought my first house. Weren’t you?"

The Dean agreed that buying his first home was tough. So I continued:

"Because this community has been so good to me, I'd like to give a little back and provide some consumer education to people who are thinking about buying their first home. How would I go about doing that at your college?"

The Dean told me that I'd have to provide a "syllabus” of the course (that’s just an outline of what would be covered,) submit it for approval to his office and “they'd let me know.”

In order to create that syllabus, I started taking LOTS of notes every time I worked with a homebuyer. I jotted down their questions and my answers. I asked Realtor friends to do the same. Then I went to my three best buddy-Loan Officers and tried to organize all the questions, answers and pitfalls about getting a mortgage.

As I think back, John’s call is not the only happy phone call I have received over the last 10 years about The HomeBuyer Seminar System©. Realtors from across the country often call to report great results! But…I was telling you how this all came about….
